Crocker Design Group provided comprehensive site design and permitting services for a mixed-use development featuring 132 high-end residential condos with accompanying first floor retail space, along the Cape Cod Canal in Bourne, MA. The project included the upgrading of Kendall Rae Place to create a walkable and inviting streetscape with on-street parking for the retail space, integrated subsurface parking garages, fantastic site amenities including a large 2-story clubhouse with outdoor patios and lounge areas, a dedicated pool amenity, a dog park area, as well as the necessary surface parking lots with EV charging, and supporting utility infrastructure. Our team designed a robust stormwater management system and coordinated utility services to support the development. We also incorporated flood resiliency measures throughout. We are proud to have the opportunity to work side-by-side with the Project Architect (ZDS) and Landscape Architect (Hawk Design). CDG successfully navigated a complex permitting process, securing approvals from the Conservation Commission and MassDEP for work within Land Subject to Flooding, as well as a Special Permit from the Planning Board. The result is a well-coordinated, resilient waterfront development that balances functionality, sustainability, and user experience.
